I definitely would love to gain a mentor, sooner than later.I listen to the Bigger Pockets Podcast regularly now.

After LOTS of research and talking to agents, there is definitely a market for and slow push towards a more rental-oriented mindset for millennials and empty-nesters.

I will definitely keep in mind prices are lower in the winter time. 

I talked to a lender a few years ago to get an idea of what I can afford, and need to reach out to one again to get a more definitive number based on my current financials.Right now I see myself doing BRRR, so I think equity/price of the home are going to be important factors for me in order to fulfill that last "R". 

I would definitely use this,  just would need to learn how it works.

I am currently renting so I couldn't go that route. but it is definitely a great option too!

I understand that this is state specific and i would DEFINITELY get legal advice before actually doing it but i was just curious if giving discounts to certain organization members is kosher with fair housing laws?
