It allowed tenants to break any part of lease, not pay, do damage to the unit and you could not evict (only eviction exception was for health and safety).

Every state has different laws but in my state typically the Buyer can sue Seller for "specific performance", or seek damages, or let it go (obgligatory "I'm not an attorney" statement - really...I'm no attorney).

The entire security deposit charges is 150% of one month of rent.Have seen many leases with illegal security deposits, where landlord charge 150% security deposit for damages and then addition pet security deposit.

Luxury Yacht (with decent expendable income) who owns a 3 year old SFH he rents out at market rate in a class B area to stable renters may make a different decision on what to do with monthly cash inflow than Just starting out on a shoestring and a prayer blue coller worker who owns a 70 year old class C that is overdue for a rehab.That is based on personal ability to meet costs when they come due and the probability that costs will come due.That being said, it's always intelligent to budget for CAPEX using real life numbers vs IRS or guesstimate numbers.You also need money for turns, which includes carrying costs when unoccupied and etc...As well as unexpected costs, such as roof damage, or early appliance failure--such as a refrigerator.Good Luck!

I assume you got the security deposit from the seller so you can sue that to pay the missing rent and any damage that has occurred. $700 for a water heater sounds like a steal. $200/mowing seems high, luckily that will go away next month at the latest?
