For example a woman may not want to share a home with a man (and some men don't want to either) they don't know but if it's a situation where the house is split and everything is professionally handled I think some people would be more interested, basically it's a more appealing arrangement to a potential tenant from my perspective.

In the vast majority of places...including my sleazy New Orleans...even if you can't evict someone for non-payment of rent, you can evict them for being a holdover after overstaying their lease.After closing, post a letter on their door and/or contact the tenants if you have their phone numbers, and arrange a mutually good day/time for them to sign the lease with you all.

Our closing date is this Monday and after calling to arrange an agreed upon final walkthrough, the seller became very rude and went on a rant about what a good deal we got and they knew it must have appraised way more than asking price and threatened to back out.
