Real estate agents make commission on the sales price ,  Of course they want you to spend money .

Your mother could list with a Real Estate agent and have to pay two sides of commissions.

Buy w no commission, offer a note for equity2.

Price of the home is somewhat irrelevant when you consider the added costs of commission, repairs, days on the market, etc.

@Curry Forrer - You can use a Realtor, but I would confirm with the sellers that they are willing to pay commission to a buyers agent.

No deal, no commission, which equals unhappy realtor.

Actively learning my markets, I found a broker who understands that I will not be showing houses or selling to retail customers, that all my deals will be my deals and he is offering a 80/20 split on commissions which I'm good with to have access to his lender network and building relationships with the other realtors who I'll gladly give the commission to if they find me deals.
