When I was willing to accept that I may be living on the fringes of civilization, I found the property rather quickly on the MLS.

The land trust and the LLC are the owner of the asset/real estate, so even in the scenario that potential litigants guess, they would guess wrong. 

And we know where it ended.. with him and his wife living in a upscale ocean front city in Portugal.. so maybe not very bright minded on the assets he bought and promoted but sure was smart to get out of dodge ahead of all the litigation.. 

They will tell you it is a civil matter and that you have to take it to court to have the party removed.

Love to hear more about your development project too as I am a Civil Engineer and used to design all of the infrastructure for land development.  

I need to replace a failing retaining wall (~10ft high) that supports a pool patio on a hillside property in Pasadena, CA.I don’t think I need civil since this is a replacement project.

Defending from an IRS audit is different from a civil suit.LLC's are sold as "cheap protection" since the filing fees are negible per state and the attorneys always sell you on how cheap their fees compared to how much you are protecting. 

Sorry about above qoute without my remarks. the main goal in transferring to the llc would be for protecting my personal assets in case of a litigating tenant etc as well as supposed tax benefits of being an LLC. 

He's also lost a slew of civil cases!

Hi, I have been a member to the site for a while but never really got involved, my bad :oops: I am a Realtor working for a new home builder in a very hot area of West Palm Beach and I don't mean hot because it is 90 degrees out.Anyway the area is called Loxahatchee/Royal Palm Beach, it is only a 10 min drive to West Palm Beach, cute mom & pop family village type of place with A+ schools, so people from other parts of the state are moving here to avoid the rat race and raise their children in a nice community with good schools and not far from civilization (shopping).
