I've found some decent homes costing roughly $1.25 per sq. foot around Salt Lake county, and also found some much better-priced homes with MIL's in Toole/Stansbury Park.

I really just want to get a good idea on how to approach a homeowner and the right things to say to make them feel comfortable and so that I can get my foot in the door.My goal is find a home that I can structure into a subject to deal and fix, flip and sell right away.I appreciate any feedback I can get!

I see comps are running about 100 bucks a sq ft and this is a 1500sq foot place so I was looking at pulling out 140K.

Once that child reaches the age of 2 they exceed my occupancy limit and I would not renew you or extend their lease on that unit.if you have a set, written policy in advance, it is much easier to enforce when the situation arises.
