Asking what "programs" might be available will only get you what hard money lenders are doing or what brokers will be offering, that's not true private money.If your grandmother has a friend willing to lend you money you need to strike your deal with her.

Assuming you can get an appraisal at the price you're purchasing (not ARV - if you want to borrow against ARV, you will have to find a HML or a broker who lends from private investors), some banks don't do small loans or charge some extra points for loans less than $50K etc.If you have fewer than 4 mortgages, one bank to try is Regions Bank.

I personally when wearing my broker hat used to give my new owners a complete amortization printout and told them to draw a nice red line through each payment as they made it and then told them whenever things were good write a separate check market to be applied to principle on loan # (for the principal to be paid on the next payment) and draw a red line through that one.
