@Ramin Kamal Hey Ramin - your best bet would be to chat with a lender to see if they have any loans that fit your need.

I am willing to bet that will end it there. 

I'd keep what you need liquid, and invest the rest in something safe and stable enough to be able to use within your desired timeline.

I like to feel safe where I buy.

That said, an LLC may not be your best bet for BRRRR as it could increase your financing costs and hassle - mortgages are much easier to get in your personal name.

That being said, I still think Clarksville is a safe long-term investment for rentals.

Some people have made a lot of money betting on the reverse though. 

Your clearly out of your depth and experience for how to best lease a unit, at minimum for completing the entire marketing for tenant placement and with that I think it's safe to assume the lease portion and the later property management as well.
