Here's one idea that gets tossed around frequently: very quickly, well-paid big rig truckers will be put out of business except in specialized cases where there jobs cannot be taken by minimum wage workers with no special driving credentials driving smaller trucks.

I would look at how frequent you might be looking at a flood and how it will affect the building.I'm not in that area, but where I am is between 2 rivers and our "100 year flood" has been happening every few years, but there's still houses I would invest in that are "in the flood zone".

I think you have an immediate advantage over the PM company, less over head.Using Homeaway and or Airbnb should put you in front of a large audience and you should be able to undercut the management company's prices.I am using Homeaway and Airbnb and Homeaway is keeping my calendar slam full!
