It's a 2 step, 2 Coat process but it really prevent water/liquid from soaking into the product.I coated some raw wood as well as a piece of drywall.

Our first tenant moved out to move to another city and we have new (young 23-24 yrs old) tenants who moved in a few weeks ago and I'm already concerned about quite a few things we've experienced (telling us they had 1 cat when they have 2 and finding this out after they filled out the lease paperwork, dog waste in the yard, animal smell in the front hallway, never ending laundry in the free laundry facility in the basement).

Notwithstanding the foregoing, if any Tenant requires the use of a trained guide animal, signal animal, or service animal, no pet deposit will be required.

Got two more apps this weekend that I had to decline, one had tens of thousands non-medical sent to collections, the other through some sleuthing I discovered had a "zoo" of 6 animals that they had no intention of parting with, so frustrating!

The place was completely trashed from a cleanliness standard and I was actually surprised that attractive females could live like animals (it was not simply trashed during the two day window from the evict notice, but rather longer term disgust with rotting trash, food, etc... nasty!).

ONLY the following individuals and/or animals, AND NO OTHERS shall occupy the subject residence for more than 15 days unless the expressed written consent of OWNER obtained in advance . 

The tenants absolutely LOVE getting them and it helps me as I would have ended up buying those boxes anyway so my daughters can get the stuffed animal or another prize.

While a lot of them live like animals and tear up properties, there are also a great number who take great care of the properties, they just don't have a lot of money.

@Aaron MazzrilloFlipping and wholesaling are completely different animals than straight rental properties.

Money360 and Prosper (LendingClub) are really different animals.
