You can find an amazing deal for 900K - and you can find a terrible deal for 80K.The first priority is investing in yourself to be confident that the deal you secure is ACTUALLY a deal. :)Personally, I started by investing out of state in North Carolina (specifically Fayetteville) and bought a few homes that were between 105K - 150K.

My ARV however, since the local area isn’t amazing, would be 75-85k.

My advice is to figure out what gets you excited, take meaningful daily action toward that goal, and you'll be amazed at what you'll accomplish over the next ten years.

I am a little further West in Chicago, but I can tell you plenty of my friends have used the rent-by-the-room model and the cash flow is amazing. 

Hey @Matt Kulpinski - I don't know your market too well since I am far north in Chicago, but generally speaking the numbers don't look amazing. 

Was able to talk to the next door neighbor who told me a woman lives there who's been there for over 40 years.Her husband passed away last year.I would like to approach this woman, first to see if I can be of service to make sure there isn't a way she can save her house.
