@Bryan Johnson  I was wondering if you could share some of the reading material you looked at to become educated before completing this first BRRRR. 

This included all material and labor and installing new flooring once the beams were replaced. in my case all the beams were replaced.

The community property exception does not require that the operations rise to the level of a trade or business or that either spouse materially participate in the operations.

In addition to conventional financial products, that means that real estate, private note transactions, stock of privately held entities, precious metals, cryptocurrencies and a whole lot of other alternatives are available.A specialty IRA referred to as self-directed is required for alternative asset investing.  

Or worse, for the deal to go through with the paperwork failing to document some sort of material agreement made between you and the seller without her knowledge and for one of you to seek recourse against her in the future.I would note that she has been slow, state that you understand her concerns about the above, CC her on further communication, but firmly state that unless she can remedy her slow response and give your deal the love it deserves, you will continue to speak directly with the seller to move the deal forward.

So a small 8" natural gas pipeline has been converted to a large diameter high pressure pipeline that is carrying a more volatile, explosive material which can't be detected by smell.
