@Daniel Kotowski No…you can not use current value…you use your actual basis.

We currently have a major shortage of inventory in this area, so it's not really a matter of "where the best place to buy", but more a matter of "can you find a house you like and actually purchase it?".   

By consistently adding value and actually bring some fresh/new ideas to BP STR forum. :) Seriously though the more you show up and add value, people realize you can help them out. 

I hit my goal of 100, actually got to 109, I've set my new goal to 500 units within the next 7 years.

Consider building a network of local contractors and service providers who can assist with property maintenance.

While it may seem like a simple concept, it's actually a very complex process that requires significant documentation as well as specific methodologies.

That being said being so quick to grab na property at my young age it may not have been the best deal; but I put 0 money down and actually got paid to purchase this property so I guess I didn't do too bad.

STRs are a double edged sword, and while I understand the concern about affordable housing, it's actually the tax dollars from the STRs that fund the affordable housing communities on our island.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!
