The reason he asked was there's a high end, and low end appraisal depending on what you need it for.Now, if it's intra-family, and you're getting it below market, to play it safe, do the sale based on the appraised amount, and have the difference handled as a gift.

I live quite modestly relative to my income and I'm young enough that I'm fine jumping into a job again if I need to, so I've got a pretty high risk tolerance (so long as it has comparable reward potential, of course).I've been planning on just making money off the investment income, but I've always been rather interested in real estate investing and it occurred to me recently that I will probably have an easier time getting a mortgage now with my income than I will in a couple months when I don't have an active income.

Rental investing has progressively become a professional play leaving small guys with no real advantage until we get to a scale.

I also thought SeaTac had a reputation as being "blue collarish" but it reportedly is right in the middle of Seattle and Tacoma offering great path to progress and easy commute to Seattle (via rapid transit)....Alaska Air's HQ is right next to property and there are massive expansion plans, which looks to be a plus...On the other hand, I cannot help wondereing how many potential tenants want to  next to an airline construction activity and a casino.

I have no idea what this guy/company does, but he may be conducting activities that fall under SEC's jurisdiction. 

If you'd feel more comfortable with the active partner putting some cash in the deal, then ask for it. 

I'd say it'll still be a few years before it gets there but I've seen a lot more activity lately.

I see and hear a lot about the benefits for the person who is actively syndicating a deal.
