I live pretty close - right down the street in Culver City. 

opinions will vary.. however wholesaling is a pretty advanced activity and quite difficult really.to do it well it incorporates many different diciplines and you need to be on point with all of them.just like being an agent.. 90% of those that try wholesaling fail.. that's a fact and they go into debt doing it or blow their cash.50 to 60% who try to be real estate agents don't make it either.. but if you can get past the hump so to speak being an agent can be a lifelong rewarding career.. most wholesalers don't last a long time as they get to doing something else.and it really depends on your market.

Because when you try and sell 123 Main street a 3 bed 2 bath house on Craigslist without a RE license you are violating CA business and professionals code.

@David Huynh, rental real estate (passive activity) wouldn't count. 

What will you do to be sure work requests are fixed in a timely fashion, how will you handle and process leasing activity and rental applications, how will you handle access issues at the properties, how will you do bookkeeping, etc... .

Like James said there are any number of providers and brokers active here on BP.

It's tough waiting out the clock but with several active projects and a pretty good pipeline time flies by.

There are multiple ways for him to get water, he has a 2.5acre lot bordering 2 other city owned streets (my lot is only .24).

In the months leading up to buying we made a lot of trips since it seems to vary greatly even by street in seemingly decent areas.

I am turning the old smaller living room into the dining, the kitchen will grow and be much larger than others on the street and the 12x20 becomes the living room (9' ceilings as well!).
