Texas went up a bit but nothing like double.. and with sky rocket high taxs I say  PHX  VEgas Atl were much better plays for SFR than TEXAS at that time.I had clients that bought some of the development we developed in Oregon and southern WA just like your saying they got in on a lotto and bought new houses for rentals.. they also were buying OLD 4 plexs in PHX  for 350k each...
