This was our first long-distance flip, which was about 3 hours from our local market.

To be fair this GC has his estate home next to my project and he did not want to see starter homes going in. we build semi custom highest price in town .. so there was quality of project that also interested him.. this would be a rare event out in the market..

This is all over brother.

Creating these complex structures from what I have experienced only costs me time and money and potential issues down the line to make sure documents are signed by the correct people and entities etc.

I purchased a duplex in May of this year and moved into the bottom unit with the intention of renting the top unit as well as the sf I moved out of which would put me in positive cashflow (the top unit of the duplex does not cover the duplex mortgage entirely on its own). 

This will give you insight into their experience, expertise, and knowledge.

@Vishal ChandanRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

From what I’m seeing in this market (Hoboken, Essex and Bergen county), it’s really hard to break-even or turn a profit.

The inspection was not as informative as it could have been.
