Earlando Murdock How to get access to probates in Prince William County
6 February 2017 | 3 replies
I don't know how to access your specific county's online system, however this is what I suggest you do to get started:1) Unless involving a guardianship for a minor, probate cases of Decedent's estates are public information. 2) Ask to see the Registry of Actions or similarly title list of new cases3) Start with a single case, typically the most recent filing.4) Request to pull the actual file to review5) Review the folder and note the documents and the order in which they are inserted6) Don't even think of separating or removing documents. 7) Determine what data you need, including Decedent's name, case #, PR name and contact info, etc.8) Most researchers capture the data then scrub later.9) If this is too much work, either pay someone else, find a commercial list provider or work another niche.

I have no experience in selling estates and the selling part prevents me from pulling the long awaited trigger.A good friend of mine has had some rentals in AZ, but he wants to partner up the cash part with fixed return assuming 6 month transaction and a monthly fee every month.Being an all in-house contractor, I think I could bring value add and create sweat equity in a major rehab, at least 10% of the ARV, the uglier the property, the better I can create.

IMO, FICO scores are so generic that while you can filter out, you may also be throwing the baby out with the water - - missing tenants that are just recovering from messy lives. Before pulling a CR/BG report, I vet the previous landlords, employment and income, thus saving expense for a non-starter.Then, the CR (if you get a real one from Trans Union/Experion) will have all the accounts and their payment histories.
