If you're in the city of Yucca Valley or the city of 29 Palms, permitting and plan check are going to have shorter lead times than if you are in the unincorporated San Bernardino County areas such as all of Joshua Tree, and areas further north of the 62 in Yucca Valley, 29 Palms, and Landers.For new build, my gc says expect 1 year from acquisition of land to the finished product.

So for example, I want my real estate sponsors to have full estate cycle experience with little to no money lost (and sponsors without that are a dealbreaker for me).So, while I look at all of the crowdfunding offerings (CrowdStreet, ArborCrowd etc have the most listings and to me are the most productive to look at) 95%+ of these don't pass even my basic criteria.
