I want to learn as much as possible - I don't mind starting from 0 and just learning and seeing everything I have to do before jumping into investments.

But if a tenant defaults they have a right for due process to contest the eviction.We see people try and do this with having a borrower on seller finance sign the deed back over to the lender and if they miss a payment the lender can record the deed back into their name.

At this point I have read the How to Invest in Real Estate - Ultimate Beginner's Guide to Getting Started and I am currently reading Buy, Rehab, Rent, Refinance, Repeat as well as learning what I can from the BiggerPockets website.
