Within a couple of hours, one of the 2 other guys I had shared it with informed me that the third guy had already bombed it all over the internet...including to my 2 other guys.

I would suggest you search for leases on the internet and even have a Real Estate lawyer review it so that you don't violate any laws, and that it holds up when/if you have to evict the tenant.  

I receive no payment or affiliate income from him.  

I don't know if you can call that wholesaling as opposed to affiliate marketing. 

PPC (internet marketing)?

I don't see it...I'm sure Macs have their advantages, but anytime I need to do anything but type something or browse the internet I go upstairs and use my PC (with it's mouse...I HATE TOUCHPADS!)...

Before you ask, yes, I build technology that nags you into buying things on the internet :)After a few difficult years, I'm in a great position to start investing and thinking about my future.

Anyone know of good places on the internet to find potential partners?

When I was buying properties I was traveling with my job to a location that I couldn't even have a cell phone at, and minimal internet access, and I did fine.
