Hi @Anthony Wilson house hacking is great way to go in new jersey. 

Looking to buy a brand new house 2023 price is reasonable and charging 0.8-1% of purchase price is do able..my question is financing real estate but my first property is almost paid off and has been an uninterrupted rental for 7 years thankfully 90% paid off, cash is tight...could take out loan against CC at 4% flat to pay off house then maybe leverage paid off rental (private mortgage)?

If you are asking about a JADU, the 150’ is to be used ingress/egress only   You cannot use it to push out a kitchen (except possibly if you placed a door there).JADU have even worse valuations than the poor ADU valuations due to the owner occupancy requirement for renting.  

BUT I know some business owners who do this on their own as well. 

That said, you might check on the price tags on houses in Tulsa compared to Philly to understand the different sale and rent range for these areas. 

@Kyle Weinapplehas the house gone up enough in value such that you could do a cash out refinance? 

If rates drop the housing market crashes.
