My question is really about air BnB. never used them, never dealt with them.

On the 3rd floor the tenants will be moving out by the end of the month and it looks like a perfect place to start an Air BNB, Nice view, private walkway, 2 bedroom, kitchen etc.

We are in the process of designing a new apartment building in upper Midwest where we have snowy winters and hot humid summers.
