I've been using a combination of google contacts, excel and an app called CamCard to scan business cards. 

We just added on 500 sq ft, and it turned out to cost less (up front and long term) to put a mini-split in the addition, rather than add ducts and zoning.

If I wanted a digital sign in I would just use a google form.

I foolishly did a remodel on my home in Lacey, WA a few years ago and added a shower to a 1/2 bath with out getting a permit.

Having said that, once you give it to the lender, if something comes up, you cannot ask for the money back so flexibility is an added bonus in your own account.

In addition, I’d recommend going to real estate investment meetings in your area, making friends, and exchanging work for knowledge (or some similar arrangement) so that you can supercharge your skills without taking too much risk (see the BiggerPockets Events page, or google the topic).

I've done as much due dillegence as possible on the property so far as looking at schools, crime stats, 'driving' the neighborhood in Google Earth etc.

The property has about 1,500 SF of space that's not being used, so we're adding a business center/study/group project area, as well as a fitness center.

So for years, the agent just added a homeowners insurance policy for the home we were renovating.
