Just tack a few on for your time and effort and move on... the wholesaler has made a little dough, and the investor is still getting a great deal that he maybe would not have found otherwise.Holding a property and trying to sell and jacking up prices is really all a waste of time.

In this business I understand there is room for that and speculation, but it does not take a lot of effort to see by the large quantity of data collectors on the net a larger portion is data and analysis based, and the ones that master that separate themselves from the average.

I bought my first SFR and had a property mgmt. company fill the lease, but it cost me a full month's rent -- a pittance if he got me a much better tenant than I would've gotten by my own efforts, but it's hard to say -- I'm closing on my second and thought I'd give it a try myself.

You have less problems wholesaling this because you don't have to worry about the "no assignment clause" and double closing efforts/costs.
