Doing all oil-rubbed bronze hardware/lighting/fixtures, so I've got them coming in from various suppliers (Home Depot/amazon/surplus stores).I scored a major steal from the Habitat Restore on a prehung exterior door for 75 bucks and two 24" interior doors for 26 bucks (total).

It was built in 2007 and only needed paint, cleaning and some fixtures.  

Purely cosmetic (paint, flooring, light fixtures, plumbing fixtures, cabinets, countertops, appliances, etc) is 2-3 weeks. 

If you don't know what does and does not work in your local market, then find a mentor ... find somebody who is killing it locally in REI, buy them a cup of coffee, and ask how you can help them.

I am always open for a cup of coffee!

We plan to paint, clean carpet, new appliances, new light fixtures and outlets.

I will be using a 30 fixed rate mortgage and putting 20% down.After I close, I will be doing the following renovations: Refinish/stain the original hardwood floors which appear to be in pretty good shape; new interior trim; renovate full bath (tile floors, tile shower surround, new toilet, new vanity, towel racks, etc); paint interior; new interior light fixtures; minor landscaping; new interior doors; new closet shelving.  

My best advice is to attend a meeting and decide if it's your cup of tea.

For about $10-12/sf, I can do a complete cosmetic renovation, including paint, carpet, light fixtures, plumbing fixtures, cabinets, countertops and all door hardware.But, when I try to do the same in Maryland or Wisconsin, I can easily spend double that.
