and surprisingly still looks decent.But he would like us to replace the kitchen linoleum which was peel and stick and also paint the kitchen walls.He’s a very clean person and there are just some cooking splatters that are not cleanable.

My understanding is that renter's insurance covers their items and gets you off the hook if someone falls on the property that they are renting, or if they negligently left a pot on the stove and the kitchen burned - their fault, their insurance not you.  

perhaps you like charity work. buy a big pot and create a soup kitchen.if tenants unexpectedly decide to pay rent, save that for more giant pots.

I could care less if the tenants had a garden , as long as its out side and its not pot plants .

The furnished units would come with the following  a sectional couch, beds, pictures on the wall, shower curtain, rugs, dishes , pots and pans, dining room set.. etc.. 

We've put in a ton of pot lights but if you're sensitive it may not be a fit"By the time someone comes to see it they understand all the potential issues and are ready to go.

Tell me about your solutions that are midway between full on property management and being chief cook and bottle washer for your tenants every whim?

I NEVER thought anything would happen even though I was requiring already....Lo and Behold, tenant causes an oven fire, says "I have no idea how the inside of the oven caught on fire while we were cooking"....Restoration companies are called to come in..... tenant who burned our kitchen is pregnant and is asking for a hotel.....
