In terms of rents, I've been looking in some of the "trendy" areas of town, where it seems like people are actually willing to pay a little more for a unit with some vintage characteristics like original hardwood floors or exposed brick, etc... rather than a place in a newer 100-unit apartment building down the street with laminate flooring and smaller rooms.

Have to make sure rents are accurate and if security deposits are held and that there are no rent credits for the first months signing etc. which brings down the actual rent.I would want to know the vintage of the tenants and turn ratio as well.I see this a lot where the seller has been sucking out the cash flow for years and now big expenses are coming and they want to sell before that happens.

So take that into account if you plan on holding the property as a rental and considering it is not a single family home.All in all if it was me, I would keep it, refinish as much as possible to keep the vintage charm but make it look new, clean and quite honestly..... a focal point in the unit.

@DongHui Patel that will vary greatly based on the property size, vintage and local market.For certain markets, you can buy data (from Axiometrics, etc) that shows the average expenses by property size and vintage.You can also ask the local PM companies you plan to engage.What size property is this?
