You can do unlimited land contracts from investor to investor SO if you had a partner, you could sell to them on LC then do a subject to or a wrap if permitted under the contract, then sell to a third party.

So my opinion, for me is I would go with UT Finance and continue to learn as much as you can from sites like BP and Lifestyles Unlimited and the like.  

The place has to appraise out, buyers often agree to pay too much and a lender can kill the deal and there are unlimited aspects of deficiencies that a lender can refuse to take a property as collateral.
