It sounds like I will need to get my flips under way first to generate income, and then I will be ready to Brrrr.  

Is the area growing (i.e. new neighborhoods popping up within a few miles, expanding employers, road construction underway now or planned)?

Old tenant has moved out, renovations currently underway.

(But we dont have it)4 with starting the eviction process... 5 when the tenant payment arrives will we refuse or keep payment although eviction process is underway?

Since new product, such as 801 Polaris, stabilized in less than a year and multiple projects are underway, it seems that developers' plans to lure residents away from more core submarkets have been successful so far.
