A title company is a 3rd party unbiased party so as long as they are reputable you shouldn't have any issues.

I value my agent's honest and unbiased opinion, negotiating skills, etc, and he is worth that cost if that's what it takes to get his 100% unbiased opinion on a property that happens to be a fsbo.Inflate the sales price 2.5%-3% (meaning I get that much less when I sell) or write a check for 2.5%-3% (meaning less in my pocket now), it's literally the same sh-t on a different day and the cost of doing business.But I work with a lot of agents and have my pick of the litter based on my knowledge of what goes on behind the scenes.

You can short cut some of this by paying to have your house appraised or talking to a local relator who knows the market and can give you a fair and unbiased estimate of these numbers.
