New BP user with idea how to give back to community
I've been a lurker on this site for a while now. I finally decided to sign up to get more involved. I've been reading the forums and listening to podcasts, and it seems like a lot of you have trouble with contractors. The tone often sounds a lot like how people speak of lawyers and used car dealers. Yikes!
I am co-owner of a construction company in Salt Lake City, Utah. We've been doing commercial construction in Utah, but we want to branch into residential work to take advantage of my partner's residential experience in Washington State. Personally, Mark and I both want to get started in real estate investing in Utah. Mark did it a lot in Washington, but I'm a complete newb. (Gotta start somewhere, right?!)
We have an idea of how we can give back to this community, and I wanted to bounce it off of you guys to see if there's interest. We are considering offering our services to BiggerPockets folks simply to help you create the scope of work on your project, not necessarily to do the project. We would charge a low flat-rate fee for this service, which would compensate our time and experience but not break your banks. Then, armed with this comprehensive scope of work, you can go out and get bids from contractors all working off of the same project specs/RFP. We can also counsel you on selecting the final contractor, if you want. (Plus, Mark has a design background to help with vision.) This unbiased process is becoming common in commercial construction. It might give you an edge in residential. Every property is different, so using the same sample scope of work on each project doesn't always work. This service could reduce your risk of expensive gotchas and change orders down the road.
