I doubt you can show that as a teen in college.

For their simple family lifestyle with 2 pre-teen kids, I don't think they are in any great need or ambition.

Then you also have the opportunity cost of capital, and if you can achieve net returns in the mid-teens in a deal, you start compounding that deferral value.But generally, I agree with you Jake.  

Does he plan to have multiple families concurrently like a home for pregnant teens or one family at a time.

Rates were in the high teens in the 80s. 5% isn't awful by any means.

I think the only way to balance out real estate values will be to have rates in the middle-teens range, like in the early 80s, which would push us back into a global recession which no politician would accept.
