I helped him remove  a tree recently at one of your properties.

If you have 1 tree and it grows you have some shade.

You can see it briefly as you approach the house and ever so slightly along the property line if you walk along it and look through the trees.

Suddenly the tree shading their windows is cut down, there are leaf blowers going at 7 am on the weekends, water shut offs 'for maintenance', etc.The issue here is that whatever his play is (and it doesn't matter what it is), you are along for the ride because your only remedy is lawsuits if he's not playing ball.

Even if you bought a single family house, your furnace could die tomorrow or a tree could fall on the house or you could lose your job and have to figure out how to pay your mortgage.

Maybe I'm barking up the wrong tree, and please just tell me that if I am. 

A tree fell on one of my rental properties yesterday (one story home). 

Hello everyone, I'm not an experienced investor I should say from my experience that I'm a terrible one, we owned a doublewide on a 1 acre lot in Gainesville Ga that took us a lot of work to pay off ($59,900 owner financed at 10% interest) but once we finish it we tried to rent it out and it didn't work, tenants destroyed the property so we left it alone for a few years.Two years ago I decided I was going to fix it myself and I did, it took me 1.5 years and at least 20k but once we finish it we had a bad storm in Georgia (Irma) and three trees fell on top of the house.
