The property tax is higher than other markets, but generally, the numbers still work. 

What this tells me is Raleigh is likely better for long-term, conservative investments due to steady value growth.

@Chris Seveney The types of leads I'm targeting are absentee owners, vacant properties, pre-foreclosures, tax delinquencies, and probates. 

I do not care what the source of the return is  Historically the highest return is via a value add and appreciation and is more so recently due to the recent rate increase versus earlier this century (before 2022).However, most new RE investors cannot handle extended periods of large negative cash flow.  

Hey Jacklyn, when investing OOS, it's very important to do your due diligence on what neighborhood grade your property is in. 

I have also been doing quite a bit of research on Loan's, tax consequences etc., and am working towards being a expert in this niche.  

Most purposes that people on the BP forums are transferring properties to an LLC, would be exempt of the Due On Sale Clause.

Bigger Pockets also vets lenders a bit before allowing them to participate in the Bigger Pockets Find A Lender tool so they've already done some of the due diligence for you. 

It is amazing how many times I have seen the cash flow represented as rent - PITI and to compound the issue they did not realize the ADU would increase their property tax.   

My tax professional is stating that I would need an appraisal to show the lot/structure are valued at $400k if I try to claim $200k as a donation.
