New ducts, new A/C, new water heater, house completely re-plumbed, new roof, new windows, new KITCHEN (counters, cabinets, dish washer, fridge), and all the bathrooms had been completely redone, and new electrical.

I had refrigerator problem, i had faucets, garage problems (3 units so far) and even dish washer replaced!

I’m 29 and do not feel like having arguments over dirty dishes in the sink like when I was in college.

Bedding, towels, pots, pans, dishes, etc… I relisted for furnished, fully stocked home with all bills paid for a 6 month lease at $1600/mon and haven’t looked back.

It could be a LOT worse than soapy water lol.I think it may be wires crossed and the dish washer or washing machine like Peter said but you can maybe split the cost of the repair with the tenant if you upgrade to nicer appliances.

I heard if I don't pay it back.It's kind of like when you can't afford to pay for a meal, & have to go wash dishes. 

They have placed a dish network (through dish tv) on the outside of the wall and I do see a very minor crack.

“I have already computed the charge of nursing a beggar’s child ... to be about two shillings per annum, rags included; and I believe no gentleman would repine to give ten shillings for the carcass of a good fat child, which, as I have said, will make four dishes of excellent nutritive meat."

Lastly, he is a very wealthy individual and I feel like it wouldn't be worth his time to dish out the money needed so that's one of the reasons I haven't asked yet. 

I want to self manage the listing itself and just have someone/company clean it, but also not sure if I should have a boots on the ground "Caretaker/Manager" to have guests call if there's issues.My problem is this, I've search quite a bit and all the property managers in the area want to do the full listing management and charge a huge percentage of gross rent, the cleaning companies I've found are limited to cleaning only or may do laundry for extra but then they refuse to do something silly like dishes if a guest doesn't do them before checking out.
