Initially your education should be tailored in one of these directions.

@Miles StanleyPersonally I feel home warranties are more tailored towards first time home buyers - to make them feel better with the biggest purchase of their lifetime. 

A good agent will know if the property will pass or come close to passing an FHA inspection.A good agent is going to be able to tailor an offer to win (at some point, maybe not the first offer) if they know the market properly.In my own market, I know what offers need to be made on what houses.  

In any form of business whether it be real estate investing or growing start-up companies, investors and entrepreneurs have to balance the pros and cons of these 2 types of financing methods to tailor their own needs.
