Hey @Chris_Winterhalter (mentions still not working here), thanks for your assistance.Well, the theme has only yesterday been decided, so the project has become even more time sensitive.I mean something like an overgrown high-end cabana with a terrace, drinks and snacks (can't disclose the exact location) where a major source of revenue is renting out the benches at an exclusive part of the beach.The building can stand there for half the year, but has to be deconstructed in October and reconstructed in March.We can use the current building for this year, but it won't structurally last the reconstruction for long.By the way, have there been any puns on your last name this past season?

I remember the theme of the show being "I am pregnant with my brother's baby" or something close to that.That made me laugh.

I decorate mine in respect to the theme and location of the property.

I office near the Med Center and always enjoy meeting other investors.

. - one theme that I am seeing here, and that I see a lot of at my day job, is specialized knowledge, and its ability to put an investor at or near the top of his/her competitive pool. 

One theme I do see (besides the high annual price of CA LLCs....) is you need a good attorney / accountant.

Maybe I would build a small city, a vacation spot, a theme park, or a private sanctuary.

(not to mention reduction in stress)  pulling yourself up by your bootstraps has been my theme.. but after a certain point, working the room at the country club seems more appealing.
