Fundamentally though the price increases are driven largely by inventory shortage, not risky mortgage lending practices so there's no reason to expect that the next credit crisis will stem from the housing market though it will no doubt be affected.

@Michael Garofalo Unfortunately I'm not the best source of info regarding B-class neighborhoods... as for inventory, I can only relate that in my experience, the MLS seems to have dried up for small multis-- I'm sure they're out there, just not nearly as plentiful as they were last year.

The only thing that comes to mind immediately is "water marks" on the wood hidden behind a wall in the basement which indicate it was previously wet and dried.

About half of my portfolio is paid off, so I get the simplicity and peace of mind of free and clears.I didn't pay down aggressively until about 36 units, and then only higher risk and higher rate ones as deal flow dried up anyway.
