Larger properties bring you economies of scale, more stable cash flow, but, typically, less appreciation than a residential (1-4 unit) property (because they are run like a business) ... though in TO, with its condominium addiction, there is plenty of speculation on larger properties as well.

Michael it all depends on what you are trying to do.The cost of the loan being debt service and cap rate being purchased at dictates the spread of cash flow.You will find nicer areas are more speculative that rents will keep rising and you will get appreciation on the back end.

The analysis used in any model should not be so complicated and intensive that it diminishes the economic benefit of the solution or complicate beyond the alternative process to a solution.Just saying, this thread is more about possibilities than what is practical for a small investor, maybe a bit of grandiose thinking, or just speculative thought in analytical approaches for the fun of it.

If anyone could speculate on typical reasons as to why a large number of units like this might go completely vacant that would be educational for me.Also, in general, in your experience when someone says it "needs a rehab" are they talking about spending $500 or $5000 per unit?
