His reason was the only thing he knew to do with the proceeds was to loan it back out at 12%, and he would be "behind" where he is now in cashflow.His proceeds would have given him options up to and including PE, but he is a simple man and in his case holding was the option for now. 

Private lending could be an option if your goal is "cash flow".

Do you see them as a viable option early on, or is it better to avoid them altogether?  

These programs offer options for less money down and in some cases DPA - Down payment assistance.As a banker for over 18+ years I am very skeptical when I hear a new name in the business only because its become tougher to lend with all of the new laws and credit/insurance requirements and regulations.

I think I will look into the tax professional option and hopefully have one on my team year round for advice. 

Starting with remote investing, like in Charlotte, can be an option, but it might be worth exploring local opportunities in Orange County too.

.- Ask the attorney if your aunt & dad need to authorize lien, or just aunt.2) Understanding your options to force payoff of the lien.- Ask attorney how you can enforce collecting on the lien when you need to.3) Getting full control of the property, while allowing your aunt to keep her ownership.- Have attorney draw up a contract to do this.Suggest you offer your dad some cash, now or in the near future, to motivate him to transfer his ownership to you.It may not work out, but you will learn a lot either way!

I haven't worked with anything but hardwood and tile in recent years but would prefer a cheaper, waterproof option if it looks decent.
