I put out marketing packages based on actual numbers because all experienced investors will do their own underwriting and make offers based on real numbers but this is hardly the norm.It would behoove you to look at IREM.org as they have financial information from local property managers in every major market and they'll give you the real numbers when it comes to the cost of repairs, water & sewer, heat, electrical, payroll and other information.Once you have this, you should start practicing underwriting deals with your own spreadsheet or one like RealData so you can learn what a deal will actually make versus what BS brokers put out to market.

Why be a wholesaler?

Seems to me a lot of big players spend 6 figures per month on sophisticated marketing campaigns and dominate the market with another smaller group who do a few deals a year followed by about 90% of "wholesalers" who don't do anything.So I'm curious, why wholesaling?

Other suggestion was keep all records in quickbooks then keep receipts in a folder for record keeping purposes and not worry about scanning them in.I've thought about hiring admin work in house but I think I'm just too small for it to make sense at this point - I dont know I may change my mind and try to get a part time in house bookkeeper that can run payroll/keep the books but I'm just leery about that until I can afford to pay someone very well in this position and get the best talent I can.TIA!

@Sheena Lee My tenants do payroll deduction or deposit at a kiosk...I've never had a problem with issuing the account numbers...My bank card just got cancelled because my Amazon Prime membership renewed and the bank didn't recognize it.

Yes, I realize it's much easier to just hire contractors who carry liability and worker's comp, and we're doing this for much of the work, but for smaller projects/day laborers, I'd like to have our own worker's comp even if it means everyone we're covering then becomes an employee (with payroll tax, etc).
