If they've got a sophisticated business you'll get your job done every time.

Would be curios to hear @Brian Adams if your messaging changed from the normal "we buy houses" tagline of wholesaling to something a little more sophisticated and personalized for multifamily? 

Gallon of milk is up 20%, gas is up 20%, wages are in theory (lol) up 20%, gold/silver up 20%, bitcoin went up 1000% then dropped 980% 2 milliseconds later (good luck at that casino, and props if you win, someone has to), so it's up 20%, rent is up 20%, stocks on average are up 20%, you get the idea. 

It's definitely more sophisticated than STESSA.

Many/most of those people need that kind of structure because they lack the self-discipline necessary to use any kind of debt responsibly, and tend not to be very sophisticated when it comes to investing.

I think sophisticated investors find ways to achieve return. 

The lot/home rent ratio is decreasing and I think that trend will continue as lenders in our area become more sophisticated and force this model more.

I'd look at a couple of places...Gainesville due to proximity to the casinos where there is very little housing...and maybe Commerce where there is growing university.   

You need something more sophisticated though for these larger deals. 

We feel we have exceeded our investment potential through friends and family and would like to start searching for other sources of funding such are touching base with funds, family offices or sophisticated investors.
