I love the Myrtle Beach area.Condos are a dime a dozen so there is stiff competition which pushes prices down.HOAs have their own problems which I always avoid.I would try and buy a beachfront house or 1st row house 

This probably means the 1st year you are on the phone 8 hours a day 5 days a week calling people and trying to convince them to sell.  

Getting a calls a few times a year isn't a big deal.

Don't be so quick to indebt your paid off townhome until your learn creative financing and review all your options.
