In addition to that, we like to check with the police, fire, insurance, sex offender status, and anything that might affect the operations of the park.

@William Masters generally most owners bill insurance and CAM monthly along with the rent but it it all depends on the owner and how the the lease is written.

Likely because they did not want to have to deal with violent felons, drug dealers, and/or sex offenders.
