@Eli Fazzo, Almost every location is going to have some surprises that you just have to factor in when looking at investing in real estate. 

They can introduce themselves face-to-face with the tenants, change the locks to control the property, get a copy of the lease from the tenant or sign a new one, etc.As for the old PM, it sounds like they owe you a copy of the lease and other paperwork (required by law), undelivered rent and security deposit, etc.I would compile your documentation and file a complaint with the Ohio real estate commission.

Many times having great credit is not enough to secure a deal with a traditional lender quickly enough when one is competing with cash buyers.

I believe the code says "if a veteran holds legal title to a property secured by a VA loan but does not possess equitable title, this situation is considered 'not a disposition."

But the location is great, and the layout could work for a flip or a rental with multiple units.Would you take this on, or does it seem like more hassle than it’s worth?
