The achieved Sales rice was significantly higher to the expected ARV due to the fact that he executed such a high quality rehab and was not afraid to go big.

@Clifton L Rice - while something like a 2% vacancy rate is the goal, I would model a much higher vacancy to stress test the investment and ensure it can support a higher vacancy rate.
