@Sean WilkinsonI’m not a lawyer, but according to https://www.cdc.gov/coronavirus/2019-ncov/downloads/eviction-moratoria-order-faqs.pdf there are requirements for qualifying.1) they have to try to obtain gov assistant2)they can expect to make no more than 99k (198k for joint return )3) loss of wages or medical bills4) making best effort to pay rent or partial payments that are close to full rent as possible 5) eviction would render them homeless as they have no other options (Consult your legal council on the following because I cannot give legal advice and I’m not a lawyer)You could put a minimum income on your pre-screening that exceed qualification thresholds if that makes sense for your property.Have them sign a form stating they have fallback friend or family housing in the event of job loss and inability to pay rent.

The tenant had painted the walls without permission, and they painted right over the electrical outlets and allowed the paint to drip down over baseboards.The tenant had allowed water to leak under the kitchen sink for an extended period of time and totally rotted out the cabinet and the floor beneath.Every appliance (7 years old) was trashed:  Nearly every handle was ripped off, dishwasher full of something disgusting that rendered it ruined, oven caked with burnt something or other, dryer broken.Several holes were found in the walls.

I've heard that for a first time home owner, the lender may: wait until you've occupied the home for 6-12 months before giving you the loan, increase the interest rate dramatically which may render this loan useless entirely if it means I wont cash flow on my property, and also increase my down payment therefore decreasing my LTV, which would also render this loan useless for me if I cant refinance to pay off my original lender.First, I guess I'm wonder if the above statements are accurate and if so, what that means in terms of if I should pursue a DSCR loan?
