A syndicator cannot have as sole role raising money.

Raising money is easy; managing assets is hard.

I am very aware of the fact that it is overall a losing game, but I have to work on my psychology on this.  

I got started back in 2021 as an OOS investor born and raised in San Francisco. 

We're likely in decent shape the next year or so, but in my mind, inflation will be key to watch. higher inflation will mean higher rates- may be good for property values if the overall economy stays strong, but inflation will likely raise interest rates. 

For our fund we want to raise another $20M-$25M next year.

On the other hand who ever buys the property will have to raise the rents.

Back 25 years ago I was named in two lawsuits solely because the plaintiff attorneys found out I was raising capital for a new investment fund, and they knew it would be cheaper for me to pay them off then to have to disclose the lawsuit in the Private Placement Memorandum.
