My only point to you would be to query your understanding of Wholesaler vs Flipper.

@Jeff Cutter you queried Bill on some illegal tactics used by some "wholesalers".

I've seen them go back to people 8-10 years after a transaction and start making inquiries.Remember, the IRS can do an audit back 7 years to query something that has thrown up a normal red flag.  

For example, I am looking for a site that I can query public records for properties sold within the last six months in a specific price range, in a specific county.
